On 1 May 2024, the Renters (Reform) Bill had its first reading in the House of Lords, almost one year after it was published. At that time, the headlines proclaimed an end to no-ground terminations, enhanced rights for tenants to stay in their homes and a right to request permission for a pet (see our blog here). There has been plenty of political elbow-shoving in the past 12 months - we have seen criticism that the bill has been too watered down, on the one hand, to concerns that the proposals would swamp an already struggling judicial system, on the other (see our blogs here and here on the journey of the bill through the House of Commons).
As we approach the anniversary of the bill, our clients have been asking about the current outlook and what should they should be thinking about at this stage.
